located just outside the bustling sri lankan city of colombo, ‘clearpoint residencies‘ will become the country’s first sustainable high-rise building. the 46-storey tower, a collaboration between milroy perera associates and maga engineering, has been designed to function with a minimal carbon footprint – a philosophy which also reduces maintenance costs.

the tower will become sri lanka’s first sustainable high-rise building

within the structure each inhabitant will have access to external terraces that offer entertainment space, in addition to shading internal volumes during the region’s hot summer months. the reduced exposure to direct sunlight also ensures that less energy is consumed by air conditioning units. the plantation absorbs sound and filters the air – protecting its inhabitants from pollution.

the development is well served by supermarkets, schools and medical facilities

in order to save water, each garden will have an in-built irrigation system meaning that gardens are constantly maintained without the need for attention. liquid will be collected from showers and sinks before being mixed with rainfall and used for drip irrigation and bathroom flushes. solar panels positioned on the roof of the tower will power common amenities such as public lighting, elevators and the grey water recycling system. any excess energy produced will be sold back to the electricity grid. recycling of solid waste sees glass, paper and plastic collected and separated within a garbage room on each floor, and sold to the relevant authorities. ‘clearpoint residencies’ are due for completion in 2016.
